Mumbai: BMC Imposes 200% Property Tax Penalty On 6,613 Properties For Illegal Constructions

In a robust campaign led by the BMC against unauthorised constructions across Mumbai, around 6,613 properties in the eastern and western suburbs were slapped with a hefty 200% property tax penalty for violating construction norms. Notably, 2,428 properties in the H-West ward, covering areas such as Bandra, Khar, and Santacruz West, were found to have unauthorised extensions or alterations. 

This action is part of the BMC’s ongoing efforts to curb illegal construction activities and ensure compliance with city planning regulations. The drive will run from January to March. “Many times, when the BMC serves notices for unauthorised constructions or alterations, several property owners approach the courts. As the matter goes to court, demolition work cannot be carried out until a ruling is made. However, penalties can still be imposed. Therefore, it was decided to levy a 200% property tax penalty on these property owners,” said a senior civic official.

As per the Mumbai Municipal Corporation Act, 1888, Section 152 (A), there is a provision to impose a 200% penalty on property tax for unauthorized constructions. Accordingly, while taking demolition action, penalty notices are issued to the property owners involved in unauthorised constructions, and the penalty collection process is handled by the civic officials. The civic authorities have ensured that the necessary manpower from the local police station, is made available immediately during the action.

Last month, in a meeting chaired by Additional Municipal Commissioner Ashwini Joshi at the BMC headquarters, it was decided to launch a campaign against unauthorised constructions across Mumbai. All designated officers have been instructed to personally monitor and take prompt action against any unauthorised constructions.

R Central) – Borivali East-West – 721

K East – Jogeshwari and Andheri East – 487

T – Mulund – 398
